Coconut Point has developed Architectural Design Guidelines to assist Owners and Architects to design and create your dream home at Coconut Point! The purpose of the Architectural Guidelines is to ensure that all structures and landscaping are compatible with the overall vision and design objectives of Coconut Point. The objectives include preserving and enhancing the natural setting of Coconut Point, protecting the security and privacy of its residents, while creating and maintaining an appropriate and tasteful design aesthetic throughout the community (download here)
At Coconut Point we do not take the “cookie cutter” and restrictive approach to the design of homes, we want owners to build homes to suite their aspirations and desires. We are are excited by the prospect of having diversity throughout the development and feel that the character of the development will be thoroughly enhanced by having a mix of styles and flavors…Whether British West Indies, Mediterranean, Contemporary, Mexican or Balinese, all are welcome at Coconut Point!
Building Requirements
Building Your Home
Building cost in Belize for a Concrete Mason home (Finished Cost) will run from US$130 to US$160 per square foot, dependent on complexity of design, roof selection, selection of end fixtures , selection of cabinetry and finishes. We recommend building in this region with CMU Block, reinforced steel and poured concrete, as this construction methodology reduces maintenance costs, adds longevity and creates enormous value for your investment.
Although you may wish to have your own Architect design your property, which some owners have done already, you will still need a Belize Registered Architect to produce your detailed plans, get a Structural Engineer to sign off on structural drawings and the same goes for your Electrical and other MEP items, the same Architect will also submit your plans to Central Building Authority for Building Permits.
Coconut Point’s Design Board will work with your Architects to ensure your design meets the standard and ensure that the design development process moves along swiftly!

Sonja Alvarez – Leza
With extensive experience in custom residential work, she is now recognized as one of the leading architects of custom residences in southern Belize. Her work is well known for utilizing site view orientation, creative use of passive solar and green building techniques.
Sonia has also accepted a new position designing and building luxury homes at Mayakoba, the Yucatan’s most exclusive community.
She is a member of the Association of Professional Architects of Belize since 2015.
Recommended Contractors
Coconut Point does not regulate your choice of contractor; however, our role is to ensure security of the site and that rules are followed for noise abatement, refuse removal and working hours on the site. In order to assist our owners, we have recommended contractors that we have vetted their work and have a long history of upscale construction in Belize, while being in the unique position of understanding the requirements and standards of our clientele.
