Who is the Developer of Coconut Point?

The developer of Coconut Point is Coconut Point Development Limited, a registered Chapter 250 Belizean Company, the company is duly registered, in good standing and in full compliance with all required regulatory approvals, including Central Bank clearance from the Government of Belize.

What experience does the Developer have?

The principals bring over 50 years of global business and leadership experience in 16 countries that span from consulting on Hospitality & Real Estate Developments through to physical design, development, and operations. Combined, the Principals have 35 years of Development, Hospitality and Real Estate experience on the ground in Belize and have been part of some of Belize’s most successful projects.

Who holds Title to the Development Land?

Coconut Point Development Limited holds the unencumbered, fee simple absolute title to all lands associated to the development. These lands are free and clear with no liens, or other encumbrances that would prevent the immediate transfer of title to purchasers.

What sets Coconut Point apart?

Coconut Point Development Limited is the direct owner of the land and has full clearance from the Central Bank of Belize ensuring that all monetary transactions flow through the Belize domestic banking system and allowing repatriation of capital in US Dollars for investors that wish to resell their property in the future. This compliance also ensures the development follows the strict checks and balances required by the Central Bank.

The Community

What is the legal structure of the Community?

The common property and day to day running of the community is done through a registered non-profit company called Coconut Point Homeowners Association Limited, with a duly elected board, elected by property owners. The development and owners are guided by the Governing Documents that include the Declaration and Covenants, Articles of Association, Architectural Guidelines and Initial Rules and Restrictions.

Are their Protective Covenants to ensure a fair and protected Community?

Yes, there are the Governing Documents that include the Declaration and Covenants, Articles of Association, Architectural Guidelines and Initial Rules and Restrictions, all designed to protect the development and the homeowners

How am I represented on the HOA?

Homeowners can vote at Annual General Meetings and vote for Board Representatives.

How secure is Coconut Point?

Coconut Point is surrounded by water and will have a single entrance road. The entry will have a 24-hour manned security office with electronic boom gates and
identification sign in requirement. The road entrance will have CCTV cameras.

When will the main access road to Coconut Point be improved?

The main access road has already been completed, we will continue improve it until it settles, in phase 2 we will chip and tar the road.

What type of roads will be constructed?

All weather roads improved with culverts and drainage, built to last.

When will the electricity be completed?

Utility infrastructure will be completed in conjunction with the road and canal completion.

When will phase one of the development be completed?

Phase One will be completed in the Second-Quarter 2024.

When will Phase Two of the development be completed?

Phase Two will be completed in December 2025.

How wide are the canals?

75 ft wide.

How Deep are the Canals?

10-12 foot deep.

Building Your Home

Is there a mandated “have to” build time on our Home Site?

None.

Are there guidelines for Architectural Design?

Yes, there is a comprehensive set of Architectural Guidelines that are designed to allow flexibility of design and styles to keep homebuilders happy without compromising the standard and value of the development.

How do I submit plans to the Design Board for Approval?

Once basic elevations and architectural plans are drawn up these need to be submitted to the Design Board for approval, these must include wall colors and roof finishes, the Design Board will review in a timely manner, revert with comments or in most cases simply approve the plans.

What are the restrictions on minimum sizes of house?

Yes, main residences shall have a minimum internal floor area of 1,200 square feet and a maximum floor area is not to exceed 20% of lot coverage, exclusive of garages, storerooms, and other ancillary structures.

What are the height restrictions on building my home?

Thirty-nine (39) feet to the roof eave, with a mezzanine of not more than one third (1/3) of the floor area below, however contemporary flat roof design will allow up to 100% mezzanine dependent on design.

Can I Build multiple units on my Home Site?

Yes, providing it does not become a commercial enterprise other than Vacation rental or VRBO, we allow owners to build up to a maximum of (2) two studio units on a 0.5-acre site, in addition to their main residence, studios have no minimum size restrictions.

Can I do Vacation Rentals?

Yes, you can, we allow VRBO, AIRBNB. We will have onsite Reservation Management, Housekeeping Management and Landscaping Management. Full-service rental management companies such as Vacasa are not allowed.

Can I build a Commercial entity on my Home Site?

No, these sites home sites are Residential.

Do you have Recommended Contractors and Architects?

Yes, we have recommended Contractors and Architects to help you through the design and building phase.

Belize

Are there any restrictions on foreign ownership of property in Belize?

No there are no restrictions.

Can a property be held in a Company?

Yes, a local company or a foreign company can hold title in Belize, providing compliance to current registration and or approval requirements by the Central Bank of Belize and Belize Companies Registry.

Can a property be held in a Trust?

Yes, it can.

Can an Offshore Company (IBC) own property in Belize?

Yes, it can.

Are there any restrictions on repatriation of Capital from the sale of Real Estate?

None, so long as your funds flowed into the domestic banking systems as per Central Bank Regulations.

Is there any inheritance tax in Belize?

No, none.

Is there a capital gains tax on the sale of property in Belize?

No, none.

How easy is it to get to Belize?

There are direct flights serving Belize from most major hubs in the US and Canada, Belize is serviced by American Airlines, Southwest, Delta, United Airlines, Air Canada, Westjet and Taca Airlines.

What are the Visa Requirements for Belize?

For US, Canadian and Commonwealth Citizens, a valid Passport (Valid for 6 months longer than date of entry), proof of return ticket and a valid address or hotel booking for your stay in Belize.

Purchasing

What is included when you purchase at Coconut Point?

The purchase price includes all legal and closing costs, and under promotion the price includes the Stamp Duty/ Transfer Tax payable to the Government of Belize.

What is Stamp Duty?

Like most countries in the Caribbean, the stamp duty is a transfer tax applicable to all real estate transfers in Belize. Belize charges a stamp duty transfer tax in lieu of costly yearly property taxes and uses the funds to build roads, infrastructure, hospitals, and schools.

How much is the Stamp Duty to the Government of Belize?

The first US$10,000.00 of the purchase price is exempt from stamp duty, thereafter the stamp duty is calculated at 8% of the remaining purchase price, however under promotion this is included at Coconut Point.

What is the yearly property tax in Belize?

The yearly property tax in Belize is extremely affordable and is calculated at 10% of 1% of the undeveloped value of the land. Homeowners at Coconut Point will pay on average about US$10 per year.

What are the Closing Costs?

Closing Costs in Belize average 1.5% -2% of the transaction value. Coconut Point has included this cost the purchase price, and therefore no additional cost to you.

Is there a financing mortgage facility?

Yes, there is a developer financing mortgage facility, allowing budget conscious Purchasers to free up capital to build their home.

What are the Terms of the finance mortgage facility?

Minimum Deposit is 35% with the balance financed up to 10 years at 6.95%.

Is there a prepayment penalty?

None.

Is there a discount for multiple Home Site Purchases?

Yes, purchasers that buy a second home site will get a 5% discount.

Is there a restriction on bulk purchases?

Yes, a maximum of 5 lots to any individual purchaser.

Is there a restriction on land banking?

None, these Home Sites are designed to increase in value, and we expect many multiple home site purchasers to buy and sell later.

How long does the purchase process take?

Approximately 14 -30 days.

Conservation

Are there Boating Regulations in place?

Yes, there are, these regulations are designed to protect the pristine environment, protect wildlife, set the standard for boating safety and adhere to the Laws published by the Belize Ports Authority.

What are the Manatee Zones?

These are areas in the Sapodilla and Western Lagoons that surround Coconut Point and have been designated into zones that are restricted for boaters to either “Go Slow” or “Idle Throttle Zones” to protect the valuable population of West Indian Manatees that live in these Lagoons.

What is the Sportfishing Catch and Release Policy?

At Coconut Point we recognize the positive economic impact sports fishing has had on many coastal communities in Belize, where we have seen commercial fisherman hang up their destructive nets to become fishing guides and conservation stewards. Belize has a mandatory Catch & Release policy for three of the world’s most sought-after species, Bonefish, Tarpon and Permit. We fully support this and through our covenants have endeavored to go further in protecting this incredible resource for future generations to enjoy. We have added mandated seasons for key species such as Snook and Grouper and within these seasons there are catch limitations. Catch & Release applies to year-round fishing and proper fish handling techniques need to be employed.

Are there seasons for Snook and Grouper?

Yes, there are… Grouper have a legal season in Belize, that runs from April through November with a catch limit per boat of 1 fish per boat from 20-30 inches. Snook season runs from November through June and a catch limit is in place of 1 fish per boat from 28-32 inches.

Are there any Prohibited Watercraft?

Yes, Jet Skis and other water jet propelled watercraft.

Is there a recycling program?

Yes, through our Environmental Covenants.

Is there a water management plan?

Yes, there is a comprehensive water management plan through our ECP and Environmental Covenants.

Does Coconut Point have appropriate environmental approvals?

Yes, Coconut Point has worked very closely with Department of Environment to ensure a minimum impact and environmentally responsible development. Coconut Point has a full and approved compliance plan in place.

Does Coconut Point have covenants to protect the environment?

Yes, it does, working closely with Department of Environment we have ensured that all conditions of our compliance plan are included into our Covenants.

QRP and Investors Temporary Residence Belize

What is the Qualified Retired Persons Program?

The Retirement Program in Belize was created especially for those people who wish to live in Belize and can prove a permanent and consistent income from investment, pension or other retirement benefits.

Who can qualify?

Anyone forty-five years and older from anywhere in the world can qualify for the program. A person who qualifies can also include his or her dependents in the program. Dependents include spouses and children under the age of eighteen. However, it can include a person up to the age of twenty-three if enrolled in a university.

What Benefits do I get?

You can live freely in Belize as a retiree and come and go as you please, there are 100% import duty exemptions for the import of a motor vehicle, light aircraft, boat and personal household items.

What are the restrictions?

Minimum of 45 years of age and able to prove an annual income or pension of US$24,000.00 or remit to a bank in Belize yearly that amount. QRP holders cannot work or run a business in Belize.

Who should apply for this?

People looking to spend large amounts of time as a retiree in Belize and have no interest in opening a business in Belize.

Who should not get this?

People looking to live in Belize while developing a business or investing further in Belize.

What is the Investor Temporary Residence Program?

This a residence program that allows foreign investors that invest in Belize (Business or Property) to the value of US$250,000.00 to apply for the Investors Residence, allowing you to come and go as you please and enjoy the all the benefits of being a resident.

Who should get this?

Anyone buying land at Coconut Point and building a home, as the value of your completed home with land would, in 90% of cases qualify you for the program. Anybody looking to invest further and open a business in Belize.

Who should not get this?

People looking to retire only.
